County approved as buildable
Thurston County issued the Critical Area Review Permit on 4/17/2026, confirming that a single family home with septic is an allowed use. Valid through 4/17/2029.
Surveyed, with wetlands mapped
Walczyk Surveying ran a boundary survey in March 2026, finding and monumenting the corners to Washington state standards. West Fork Environmental delineated two Category 3 wetlands to the north with 180 foot buffers, and the building envelope sits entirely outside them.
Septic penciled out
Soils support an engineered mound system, estimated at $30K to $40K, and seven neighboring homes already run on septic. A final perc test is recommended before building.
Cleared and ready to build
The access and roughly an acre around the building site have been cleared, so you can walk the homesite and stage construction now instead of starting with a chainsaw. The surrounding timber was left standing for privacy.
Room for a real shop
Thurston County sets no square foot cap on a detached shop or pole building. Height runs to 35 ft, setbacks are 20 ft off the lane and 5 ft off the side and rear lines, and the binding limit is the 10 percent hard surface cap, about 21,900 sq ft here. The approved plan uses roughly 2,300 of it.
A detached ADU is allowed
Thurston County adopted Ordinance 16575 in December 2025, which permits a detached ADU in rural zones with no extra acreage required. Up to 1,000 sq ft, within 100 ft of the main house, sharing the driveway. The old rule required 10 acres and no longer applies.

Is it actually buildable?
Yes. Thurston County issued a Critical Area Review Permit confirming that a single family home with septic is an allowed use, valid through April 2029. Full building permits are still obtained separately at construction, which is normal for any lot.
Is there an agent involved? What if I have one?
There is no listing agent. GF Development owns this parcel and is selling it direct, so no listing commission was priced into the $249,000. On a sale this size that is roughly $14,000 that never entered the number. You are talking to the principal from the first call through closing, which is also why the answers on this page are specific instead of hedged.

Can I build a shop or a pole building?
Yes, and there is no square foot cap on it. Thurston County allows a detached shop, garage, or pole building as an accessory structure on a parcel that has a home on it. What actually governs the size is height, setbacks, and hard surface: 35 ft tall, 20 ft back from the lane, 5 ft off the side and rear lines, and a 10 percent hard surface cap that works out to roughly 21,900 sq ft across the whole property. The approved site plan spends about 2,300 sq ft of that on the house, drive, and septic, so a 40 x 60 shop at 2,400 sq ft barely dents the budget. Site it outside the mapped wetland buffers and permit it with or after the home.
Can I add a second dwelling or a guest house?
Yes, and this got better recently. Thurston County adopted Ordinance 16575 on 12/16/2025, which allows a detached ADU in rural zones without requiring additional acreage. The unit can be up to 1,000 sq ft, or 1,200 sq ft if you buy a transferable development right, and it has to sit within 100 ft of the main house and share the main driveway. Size the septic for both homes when you design the system. If you or your agent run across an older reference saying a detached unit needs 10 acres, that was the pre 2025 rule and Municode has not caught up yet.
What about access, water and sewer?
Access is an existing gravel driveway on a recorded 60 foot ingress, egress and utility easement to McCorkle Road SE. That is deeded, legal access, not a handshake. Utilities are rural, a permit exempt private well and an on site septic system. There is no public water or sewer here, and there does not need to be, since seven neighboring homes run wells and septic today.
The listing mentions wetlands. Where are they?
Two Category 3 wetlands sit in the north portion of the parcel with 180 foot buffers, mapped by a professional delineation. The building envelope on the site plan is entirely outside those buffers, so they do not stand between you and a home.
Anything else I should know?
Two items that are standard for this area and already accounted for. The parcel is in a critical aquifer recharge area, which means stricter septic design standards, and it has gopher indicator soils, which triggers a routine Habitat Conservation Plan review and a possible mitigation fee at the building permit stage.
